The site is a slim plot of land close to the town centre in a predominantly residential area, with open views to the south across allotment plots towards the River Ribble estuary.

The development draws from the scale of local dwellings with units of two and a half and three storeys. The site supports a mix of 13 dwellings comprising a combination of five terraced town houses, with two groups of four mews dwellings arranged around shared courtyards. Each house has an integral garage and car parking space. Each dwelling has a private rear garden, access to front doors and garages is via shared courtyard areas.

Each dwelling is expressed as a ‘beach hut’ unit with tight eave detailing to the pitched slate roofs on a modelled brick base. The external wall modelling and oversailing roof gables provide protection to the recessed balconies.
